Influencer marketing for real estate in India: a developer's playbook

A creator cannot sell a flat, but a good one gets a qualified buyer to your site. This playbook covers who to cast, what RERA means for every post, what it costs and how to count site visits.

In short

  • Ask creators for site visits and qualified enquiries, not sales. Property takes weeks of conversations, so judge bookings over a quarter, not a weekend.
  • RERA applies to creator posts too. Register the project first, show the registration number, and remember the promoter answers for every claim a creator makes.
  • Cast by catchment: local lifestyle, home-tour and regional-language creators beat a big name whose audience lives in other cities.
  • Plan on partnership ads. A creator's walkthrough aimed at a radius around your project reaches buyers; the same video shown to the whole country mostly does not.

Influencer marketing works for real estate when the creator's job is to bring a qualified buyer to a site visit, not to sell a flat. A creator can show the neighbourhood, walk through a sample flat and answer the questions buyers hesitate to put to a sales executive. The sale still takes weeks of conversations, so you judge the campaign first on site visits and qualified enquiries, and on bookings only over a longer window. It all assumes a RERA-registered project, because registration decides whether you can run the campaign at all.

This playbook goes one level deeper than our complete guide to influencer marketing in India and applies it to property. It covers the buyer journey, the creators to cast, the compliance that is specific to real estate, budgets, an example launch plan and the metrics that matter. Why creators work for property

A home purchase is the largest decision most families make, and the research happens online long before anyone calls a developer. A 2025 study by the Goat Agency and Kantar, covered by Campaign India, found that 69 percent of Indian consumers use influencers for product information, 63 percent for discovery and 60 percent to act. That is an all-category finding, not a property one, and we have no published India figure for real estate alone, so we do not quote one.

What a creator adds is what a brochure cannot:

  • Scale. A two-minute walkthrough shows how big the living room feels and where the wardrobe goes.
  • Place. The commute, the school run, the nearest metro stop and what the lane outside looks like at 9 pm.
  • A person with no commission. Viewers know a creator is paid, and the ASCI label says so, but a visit vlog with honest drawbacks still reads as more neutral than a sales pitch.
  • Language. A tier-2 city buyer often trusts a creator who speaks the local language, as we explain in our regional influencer marketing service.

One booking platform's 2026 note puts year-on-year fee growth for real estate creators at 25 to 45 percent. It is a single, low-confidence source, but it matches what we would expect: good property creators are few and getting busier, so book them early.

The buyer journey and where a creator enters

StageWhat the buyer doesCreator content that fitsWhat you track
1. Choose an areaCompares localities by commute, rent, schools"Living in this neighbourhood" guidesSaves, shares
2. Shortlist projectsLooks at three to five projectsSample-flat walkthrough, layout and storage tourLink clicks, enquiries
3. Check credibilityReads about the developer, price and loanEMI and affordability explainer, "what to check before buying"Enquiry quality
4. VisitBooks a site visitLaunch-weekend invitation, honest visit vlogVisits booked and attended
5. Negotiate and bookTalks to sales, sometimes for weeksNothing: this belongs to your sales teamBookings by source

The mistake we see most often is asking a creator to close stage 5. A creator earns the visit. Your sales team earns the booking. Agree a call-back time for every lead before the first post goes live; an enquiry that waits two days for a call has usually visited somebody else's site by then.

Which creators we cast

Creator typeWhat they do for a projectWatch for
City and neighbourhood guidesArea guides, "moving to" videosAudience must live in or near your catchment
Home-tour and interior creatorsSample-flat tours, layouts, storage and decor ideasAudience skews to renters and first-time buyers: good for entry-price projects
Personal finance creatorsHome-loan, EMI and affordability explainersCredentials, and no promises about returns or appreciation
NRI and diaspora creatorsRemote tours for buyers abroadAudience is spread over countries, so use for specific projects only
Regional-language creatorsLaunches in tier-2 and tier-3 citiesLocal dialect and local credibility
Architects and construction explainers"How to judge build quality" contentKeep claims about your project factual and approved
Local micro lifestyle creatorsLaunch-weekend attendance, Stories from the siteReal local audience, not bought followers

We score each of them on the 100-point Gully Score, where audience authenticity carries the most weight (30 points) and buyer fit carries 20. For property, buyer fit means geography first. A creator with 400,000 followers across India is a poor buy for a project in one suburb; ten creators who each reach a few thousand people nearby are better. Our micro-influencer marketing service builds exactly that kind of local bench.

Compliance: RERA first, then ASCI

Real estate has a rulebook that most categories lack. The points below come from the Ministry of Housing and Urban Affairs' RERA FAQ (July 2025) and a state authority's advertising page. State rules differ in detail, so check yours.

  1. Register before you advertise. Section 3(1) requires a promoter to register the project before any advertising, marketing, booking, selling, offering for sale or inviting persons to purchase. The FAQ adds that "advertisement" covers any medium used to solicit a sale, including SMS and email. Our reading is that a paid creator post is advertising, so no teaser goes out before the registration number exists.
  2. Show the number. The Act requires the project's registration number to appear in advertisements. Put it in the caption and on screen in video, in the same way every time, and ask your counsel for the format your state RERA expects.
  3. You answer for what the creator says. Under Section 12 the promoter is responsible for the veracity of the information in an advertisement and is liable to make good a buyer's loss from false information. Give every creator a one-page claims sheet: price "starting at" and what it includes, possession date as registered, amenities as sanctioned, and nothing about assured returns.
  4. Do not ask for money in a post. Section 13 stops a promoter taking more than 10 percent of the cost as an advance without first executing an agreement for sale. A creator's call to action should be "book a site visit", not "pay a booking amount".
  5. Be careful with per-lead deals. Section 9 requires real estate agents who sell registered projects to register, and the FAQ describes the definition of an agent as broad and inclusive. A flat fee for content is simpler than a commission per lead or booking. If you want a commission model, ask your counsel first.
  6. Label every post. ASCI requires a clear disclosure such as Ad, Sponsored or Collaboration whenever there is a material connection, placed upfront and prominently. Where a creator explains loans or investment, ASCI's Addendum II expects relevant credentials for BFSI advice, so check before you book a finance voice. See our ASCI influencer guidelines explainer.

What it costs

These are the asking prices creators quote, taken from the benchmarks behind our influencer rates guide. Engagement, audience location and niche move each figure.

TierInstagram ReelStory setRole in a property campaign
Nano (1K to 10K)₹2,000 to ₹10,000₹1,000 to ₹5,000Launch-weekend visitors, local Stories
Micro (10K to 100K)₹8,000 to ₹80,000₹5,000 to ₹20,000Area guides, the core of the plan
Mid-tier (100K to 500K)₹50,000 to ₹3.5 lakh₹20,000 to ₹80,000One or two anchor walkthroughs
Macro (500K to 1M)₹2 lakh to ₹8 lakh₹50,000 to ₹2.5 lakhRarely justified for a single project

Three add-ons matter more here than in most categories. Usage rights, so that you can run the post as an ad, add about 30 to 50 percent. Exclusivity against competing projects in the same micro-market adds about the same for 30 days. And whitelisting, where the post runs from the creator's handle as a partnership ad, adds 60 to 120 percent over an organic post in one published guide, with the media spend itself separate. Use the influencer cost calculator to model a mix.

No published India benchmark exists for property leads per creator, so run a first wave, set your own baseline and compare the second wave against it. Our guide to measuring influencer marketing ROI explains the cohort method.

Mistakes we would steer you away from

  • Posting before registration. Ask for the number first and keep it in the brief.
  • Creators promising appreciation or rental yield. That claim is yours to prove under Section 12. Leave it out.
  • Buying reach in the wrong city. Check the creator's audience location in their insights before you pay.
  • One hero creator. A single large walkthrough is fragile. Five smaller creators give you five angles and five lead sources.
  • No call-back plan. Leads cool in hours. Agree a response window with sales before launch.
  • Running content you have no ad rights for. Rights are priced separately, so agree them up front. Our influencer contract guide lists the clauses.
  • Forgetting tax. A free stay or kept benefit can create a TDS duty. See TDS and GST on influencer payments.

If you are building a launch plan, the same creators often serve the next stage of the buyer's life. Our post on influencer marketing for home decor and furniture covers the post-possession audience, and our explainer on what an influencer marketing agency does shows how a campaign like this is run end to end. Frequently asked questions

Does influencer marketing work for real estate in India?

It works as a lead and site-visit channel, not a closing channel. Creators show the neighbourhood, a sample flat and the answers buyers hesitate to ask a sales executive. Your team still has to qualify the lead and convert the visit. Judge it on cost per qualified site visit, then on bookings over a quarter. See our guide to influencer marketing in India.

Can a developer advertise through influencers before RERA registration?

No. The Ministry of Housing and Urban Affairs FAQ says Section 3(1) of RERA requires registration before any advertising, marketing, booking or inviting persons to purchase, and treats SMS and email as advertising. We read a creator post the same way. Wait for the registration number before the first teaser. This is general information, not legal advice.

What do real estate influencers charge in India?

Micro creators (10K to 100K followers) quote about ₹8,000 to ₹80,000 per Reel, and mid-tier creators about ₹50,000 to ₹3.5 lakh. Real estate has no published niche premium, but usage rights for ads and exclusivity against nearby projects each add about 30 to 50 percent. See the influencer rates guide.

Which influencers are best for property launches?

Local city and neighbourhood creators, home-tour and interior creators, and regional-language creators for tier-2 city launches. Personal finance creators help with loan and affordability explainers, if credentials check out. Pick by where the audience lives, because a buyer in another city cannot visit your site. Our regional influencer marketing service covers local-language casting.

Should real estate influencer posts run as partnership ads?

Usually yes. Partnership ads let you show the creator's post from their handle to people near the project, which fixes the biggest weakness of organic reach for property: the audience is scattered. Agree ad rights in the contract, since they are priced separately. See creator ads and whitelisting.

How do I track leads from a real estate influencer?

Give each creator a unique form link or WhatsApp number, and tag every lead with the creator's name in your CRM. Then have your sales team mark which leads were qualified, which booked a visit and which visited. Count by creator, not by campaign, so you know whom to rebook.

Do real estate influencers need to disclose the partnership?

Yes. ASCI's influencer guidelines require a clear label such as Ad, Sponsored or Collaboration whenever there is a material connection, including payment. Put it where viewers see it first. The registration number is a separate requirement under RERA. See our ASCI influencer guidelines explainer.
